Our Full Management service gives you security and peace of mind that your property is being expertly mangaged by a highly experienced and trained team. We have a wide variety of landlords who use this service, from inexperienced landlords or overseas investors to more seasoned landlords who now wish to have a more leisurely "hands off" approach. Our Full Management service briefly comprises:

  • Initial meeting at the property with Company Director and/or Lettings Manager.
  • Advice on how best to bring your property to market and meet legislative requirements.
  • Accurate rental valuation.
  • Marketing of the property on our market leading website, Rightmove and other portals
  • To Let board and shop window advert
  • Benefit from proactive mailshot marketing to existing and previous customers, effective social media marketing and attendance at Student Housing Fairs
  • Property brochure for customers
  • Accompanied viewings with potential customers
  • Negotiation of offers for the property
  • Sign tenants to legally binging tenancy agreement
  • Take up third party references (not applicable to student market)
  • Collect and lodge deposit with government approved scheme
  • Collect first period rent and send to yourself with a statement of account, minus our fee
  • Carry out check in procedures and distribution of keys to tenants
  • Liaise with Sheffield City Council re council tax
  • Liaise with utility companies re change of occupier
  • Option for detailed professional inventory
  • Expert property management from our trained property managers throughout the tenancy
  • Managing repairs, emergency maintenance and dealing with contractors
  • Carryout out council HMO inspection visits and works (if applicable)
  • Organising of periodic safety certification renewals and any remedial works
  • Inspections at the property
  • Collect rental payments throughout the tenancy. Manage tenant rental enquiries and account monies to you once cleared, with a statement of account.
  • Liaise with tenants throughout the tenancy with any issues they may encounter
  • Managing the tenant check out process
  • Handling of deposit returns and/or deductions at the end of the tenancy
